2009 First-Time Home Buyer Tax Credit - ACT NOW!!


The '09 First-time Home Buyer Tax Credit allows buyers who haven't owned a home in at least 3 years to receive a refund up to $8,000!

 

The First-Time Home Buyer Tax Credit contained in the '09 Economic Stimulus Bill bumped the credit up to $8,000 (from $7,500 in '08) & the recapture (loan payback) provision was removed. HUD announced the tax credit may be used at the closing table.

 

On 5/12/09, the FHA announced that homeowners can use the $8,000 tax credit at the closing table by "monetiziing" the tax credit through short-term bridge loans.

 

The $8,000 tax credit can be used w/FHA loans to buy down the interest rate, help w/closing costs, or used in addition to the minimum 3.5% downpayment to put more money down at the time of purchase. The tax credit cannot be used to cover the initial 3.5% downpayment.

 

The Ohio Housing Finance Agency (OHFA) on 3/31/09 announced the Homebuyer Tax Credit Advantage program - assisting homebuyers w/downpayment & closing costs & can be used w/the $8,000 tax credit.

 

Eligible homebuyers who make their purchase between 1/1/09 & 12/1/09 can treat the purchase as if it had occurred on 12/31/08. Eligible buyers have 3 filing options for their '08 taxes:

 

1.  If they purchase between 1/1 & 4/15/09 they can claim the $8,000 credit on the '08 return due on 4/15.
2.  They can extend their '08 income-tax filing until as late as 10/15 (The  taxpayer must file for the extension).
3.  If they have filed their '08 return before they purchase a home, they may file an amended '08 tax return.

 

Of course, '09 purchasers always have the option of claiming the credit for the '09 purchase on their '09 return, which is due 4/15/10. For example:

 

•  If you owe $3,000 in taxes & claim the $8,000 credit, you'll receive a $5,000 refund.
•  If you are due a refund of $1,000 & claim the $8,000 tax credit, you'll receive a $9,000 refund.
•  If you owe nothing & aren't due a refund, but claim the $8,000 tax credit, you'll receive an $8,000 refund!

 

Take advantage of the $8,000 tax-incentive before December 1, 2009 when the opportunity expires.  There's never been a better time to purchase a home - historically low mortgage rates, low housing prices, tax incentives, and more.  Remember, the $8,000 tax-incentive comes right off of the bottom line of your taxes - whether you owe or receive a refund - add an $8,000 bonus to that amount!  And don't forget, HUD has announced that you can use that $8,000 at the closing table (see information and details above).  Act now before it's too late!

Sales continue to increase as market balances
Month’s supply, key indicator of supply and demand, hits 3-year low

(July 23, 2009) More than 2,000 homes changed hands in June, the highest number in 10 months, as the market reached its most balanced levels in nearly three years, the Columbus Board of REALTORS® said today.

Month’s supply – the figure that best illustrates the relationship between supply and demand in the housing market – is at its lowest point since August 2006.

The month’s supply number for June was 7.12, meaning that if no new homes were added to the market, it would take slightly more than seven months to sell all remaining inventory.

“This new low is something to be proud of, because it means central Ohio is not seeing the volatility in supply and pricing that much of the rest of the country is experiencing,” said Gary Parsons, president of the Columbus Board of REALTORS®.

“A market is typically considered balanced with around a 6.5 to 7 month’s supply, so this is a case where we like to see numbers decreasing,” said Parsons.

New listings were also down by 13.2 percent compared to last June.

June marked the highest number of homes sold in a single month since August. There were 2,092 homes sold in June, a 15.6 percent increase over May but down 6.7 percent from June 2008.

“More than 1,600 homes went into contract in June, more than any other month since last August, which is a promising sign for the second half of summer sales and the central Ohio market,” said Parsons.

“We are continuing to see more homes sell; more go into contract, and fewer entering the market which is good news for buyers and sellers – things work best with a balanced market.”

The average sales price was $169,270 in June, the highest in nearly a year, but still off by 6.2 percent compared to June 2008.

“I expect that with only 130 days left to take advantage of the $8,000 first-time homebuyer tax credit, we’re going to be busy heading into late summer and early fall,” said Parsons.

The Columbus Board of REALTORS® represents more than 6,500 members who helped bring more than $3.4 billion to the central Ohio economy in 2008.

Each year the Ohio Department of Education releases report cards for each Ohio school and district. If you would like to see the report cards for GES, GIS, GMS, GHS, and the district, they can be downloaded at our district web site. Some highlights from the District Report Card: 1. We earned the highest designation from the state, which is called “Excellent with Distinction.” Of the 49 school districts that make up the Central Ohio region (Licking, Franklin, Delaware, Fairfield, Madison, Union, and Pickaway counties), nine districts earned the highest designation. 2. We earned our district’s highest Performance Index score since it was created six years ago. The Performance Index is a score that instead of simply giving credit for how many students pass an exam, provides a weighted measure of how high the students score on each exam. Of the 49 Central Ohio districts, our score of 106.1 was the second highest (Upper Arlington earned 106.7). 3. Of the 30 indicators the state uses to grade districts, we met all 30. This is the tenth consecutive year our district has exceeded every state indicator. There are only three other school districts in Ohio (out of 610 districts) that have accomplished ten straight years of perfect report cards. While we are excited to earn a perfect report card, we are not suggesting that we are a perfect school district. There are many areas that Superintendent Prebles is working to help the Granville Schools improve. However, the report card does demonstrate that 2007-2008 was a successful school year academically for the students, so thank you for your support in working with the teachers to make that happen. read more...
